When you book a stay, request a quote, contact us, submit an inquiry through our ownership form, or send a message through the AI chat assistant on the Site, we collect information such as your name, email address, phone number, mailing or property address, reservation dates, number of guests, payment information, and any messages you send us.

Information collected automatically. When you visit the Site, our servers and infrastructure providers automatically receive standard log information including IP address, browser type, referring page, and time of access.

Communications. We retain records of emails, SMS messages, and other communications between you and Ikoi for service, support, and recordkeeping purposes.

To send stay related communications (check-in instructions, access codes, checkout reminders)

How We Share Your Information

We share information only where necessary to operate our services. We do not sell your personal information, and we do not share your information with third parties for their independent marketing purposes.

Service providers and sub-processors we rely on:

Guesty: our property-management system; receives reservation, guest, and communication data needed to fulfill your booking
Stripe: processes card payments on our behalf; payment card details are submitted directly to the payment processor and are not retained by Ikoi
Besty AI: powers the booking site and AI chat assistant; receives the messages and contact details you enter in order to answer your questions and assist with your stay
Hosting and content-delivery providers: provide hosting, delivery, and security for the Site
Listing channels: if you book through Airbnb, Vrbo, or another third-party listing platform, that platform's own privacy policy governs the information they collect from you, which they then share with us to fulfill the reservation

We may also disclose information when required by law, in response to lawful requests by public authorities, or to protect the rights, property, or safety of Ikoi, our guests, owners, or others.

Cookies and Tracking

The Site uses only the cookies necessary to operate basic functionality and security. Our AI chat assistant may set functional cookies or use local storage to maintain your conversation; it is not used for advertising, marketing, or cross-site tracking.

Data Security

We take reasonable administrative, technical, and physical measures to protect personal information from loss, misuse, and unauthorized access, alteration, or disclosure. No method of transmission over the internet or method of electronic storage is completely secure, however, and we cannot guarantee absolute security.
